Rental Criteria

Prior to submitting your rental application, please review our rental criteria to make sure that you will pass the background check and satisfy the screening process.


Rental applications are sent by our office individually only.


Applications are not considered complete until all necessary documentation is provided for all applicants. All applicants are financially responsible applicants.


Failure to view the rental unit in person prior to submitting an application may disqualify your application. Please speak to the leasing office prior to applying to answer any questions regarding qualification criteria or availability.


WE DO NOT ACCEPT REUSABLE TENANT SCREENING REPORTS


RENTAL RATES AND LEASE TERMS:

·       Each resident over the age of 18 must submit a separate rental application. $55 per each applicant. It takes up to 24-48 hours for approving an application.

·       All applicants must present a valid driver's license or other government-issued photo identification and one of the following; 1) a United States government issued Social Security number; 2) Form I-94 Arrival-Departure Record showing entry date and authorized period of stay; 3) temporary resident alien card verifying approved entry by the United States government (I-94W); 4) Form I-95; 5) Form I-151; 6) I-551 Permanent Resident Card (Alien Registration Receipt Card); 7) Form I -688 Temporary Resident Card; 8) Form 1-688A Employment Authorization Card; 9) Form I-688B; or 10) Form I-766.

 

RENTAL HISTORY:

·       Positive reference from a previous landlord.

·       12 months of verifiable rental history (Living with family or relatives does consider a valid rental history).

·       No Evictions.

·       No Bankruptcy’s.

·       No outstanding balance owed to any landlord or Property Management company.

·       Proper move-out notice is given to current or previous landlords.

·       No history of NSF or late fees.

·       No history of nuisance complaints or Notices to Comply.

 

EMPLOYMENT HISTORY:

·       12 months of current employment.

·       Self- employed persons will need to show proof of income for a minimum of one year, which includes one year of tax returns and previous three months of bank statements.

 

Applicants must supply stable, verifiable employment. If an applicant has less than 6 of employment history, an additional deposit or guarantor may be required.

 

INCOME REQUIREMENTS:

·       Net Income including co-applicants shall be a minimum of 3 times verified rent amount. (PDF Pay Stubs, Bank Statements, Tax Returns etc.)

·       Self – Employed applicants must provide previous 3 months of business account bank statements showing your personal name.

·        If not employed, applicants must pass income, credit and criminal criteria, or (in some instances) pay an additional deposit or provide an acceptable guarantor. (Guarantor shall be a minimum of 5 times verify rent amount)

·       Full time students (minimum of 9 credit hours) who do not have verifiable employment must provide proof of school enrollment and must provide either additional deposit or an acceptable guarantor.

 

CREDIT HISTORY:

·       An applicant with an unsatisfactory credit report will be denied.

·       Excessive collection accounts, including utility accounts (regardless of status) will result in denial of the rental application. All utility collection accounts must be paid in full and confirmation presented with the application in order to be approved.

·       An applicant whose credit report contains more negative than positive history may be approved subject to an additional deposit.

·       Bankruptcy (regardless of discharge) or repossession may be grounds for denial of the application or may require an additional deposit for approval.

·       Rental housing debt, evictions, or collections within the last 5 years will result in automatic denial of the application.

·       Any unresolved tax liens will negatively impact the overall applicant screening result.

·       First-time renters or applicants with no verifiable residency history will require payment of an additional deposit or acceptable guarantor in lieu of immediate past rental history.

·       Rental history that includes prior evictions, multiple late payments, returned checks, poor housekeeping, conduct disturbing the rights and comforts of other residents, unauthorized occupants, property damage or failure to adhere to the policies and regulations will result in automatic denial of the application.

 

CRIMINAL HISTORY:

·       Criminal background screening on leaseholders and occupants that are 18 years of age or older, where permitted by law. We do not automatically exclude rental applicants based on criminal history. We evaluate any criminal history, considering how recently the crime occurred, the nature and severity of the crime, and/or any post-conviction actions the applicant has taken.

 

OTHER REQUIREMENTS:

·       We expect applicants to show up on time to their scheduled viewing appointment; any tardiness beyond 10 minutes will be considered a no-show and may disqualify your application.

·       Our company policy is to report all noncompliance with terms of your rental agreement or failure to pay rent, or any amounts owed to the credit bureau, when permitted by law.

·       All section 8 applicants are required to meet the same criteria as stated above, with the exception that the applicant only needs to meet income requirements for their portion of the rent. Recommendations will be made following the above set standards.

·       Approved applicants are required to pay the deposit within 24 hours of approval. Failure to do so, application will be considered canceled. Deposits will hold the home until it is ready to be occupied, after 24 hours of placing the deposit, it becomes non-refundable if the tenant cancels.

·       We expect applicants to behave in a courteous and respectful manner during the application process. The use of profanity or any other rude or obnoxious behavior, at the discretion of the property manager, may disqualify your application.

RENTERS INSURANCE REQUIREMENT:

·       Funica Property Management requires all lease holders to carry a minimum of $100,000 Personal Liability Insurance coverage. To satisfy this requirement, you must provide evidence of insurance coverage start date on the date of your initial lease signing and maintain this coverage throughout the entire term of your residency. In addition, we require that you add Funica Property Management as an “Interested Party,” on the policy.
